Finance Before You Offer

Buying the property is only half the strategy.

Understanding the financing before you're under contract can help you evaluate the property more intelligently and avoid surprises later.

What rent will the lender use?

Your projected rent and the lender-supported qualifying rent may not always be the same.

How much will you need down?

Credit, property type, DSCR, loan size, leverage, and lender guidelines can all affect the answer.

Does the property actually qualify?

Taxes, insurance, association dues, and financing structure can materially change the DSCR.

Should you even use DSCR?

In some scenarios, conventional investment financing may still be the better strategy.

The Basic Calculation

How does DSCR financing work?

DSCR stands for Debt Service Coverage Ratio. At a basic level, the lender compares qualifying rental income with the monthly housing expense on the property.

Traditional investment-property financing often focuses heavily on your personal income and debt-to-income ratio. DSCR financing takes a more property-focused approach.

Basic DSCR Formula
Rental Income ÷ Housing Expense
Qualifying Rent$3,000
÷
Housing Expense$2,500
Estimated DSCR1.20
